Argos Construction has developed its own methodologies of delays analysis by using the well-known ones as “Time Impact Analysis” or “But for technique”. Our method of works is systematically composed of :

Analysis of contractual documents, deep understanding / reconstitution of the contractual forecast

Chronological history reconstitution of events, concerning first exhaustive understanding of variations/modifications of the project (even those linked only to design , procurement or works), then disruptions (design, site hand over, durations of works,…) in order to determine those having a critical impact on delays based on the factual/objective review of all correspondences (reports, pictures, letters, minutes of meetings, email…)

Choice of the analysis methodology and its presentation ;

Responsibilities allocation for each event ⇒ excusable event (Employer delays) or non excusable (Contractor delays) : unit impacts of delays ;

Assessment of the probable criticity of each event unit impact on delays ⇒ compensable event or non-compensable

Assessment of the cumulative critical impact by event or by time windows (or time period) in comparison with the analysis of concurrent delays.
